Regular Meeting, April 11, 2007

Members Present:
Richard Zahn, Neil Bohnett, Trudy Feldkamp, Keith Girbach, Laurie Leinbach (arrived 7:40)

Members Absent:
Bob Prehn, Chuck Rankin

Others Present:
Robert Marion, Don Pennington, Rodney Nanney, Dan Cabage approximately 3 others

Meeting was called to order at 7:35 pm.

Roll was taken; quorum established.

Pledge of Allegiance was led by Girbach.

Approval of Minutes, March 14, 2007: motion by Bohnett, supported by Girbach; vote unanimous to approve.

Approval of Agenda
, April 11, 2007: motion by Girbach to approve agenda, supported by Bohnett; vote unanimous to approve.

Announcements:

  1. Board has appointed Robert Prehn to the Planning Commission to complete term of Denny Zink.

Public Comments:
None.

New Business:

  1. Items from the Board
    1. Bob Prehn appointed to Planning Commission to complete Zink term.
    2. State Police report.
    3. April 21, cemetery cleanup scheduled.
    4. Biltmore application with the Department of Environmental Quality is on hold.
    5. 1 mil for the fire board.
    6. Washtenaw Wireless was discussed.
    7. Another lawsuit brought by Biltmore, violation of open meetings act.

Old Business:
Continued work on Plan/Ordinance update.
Presentation by Don P. to start discussing densities and thinking about altering the Plan/Map. Need to keep County plans in mind. Preliminary calculations, up to 600 homes could be built in northeast corner. Looking for ideas and what we would like to see. Need to talk to the City about shared (425) services. Draw a boundary to confine development.

Consider areas close to City for development of 2-4 units per acre. Urban uses next to City, stepping down as one gets further away from town. Discussion on various densities, where. Need to protect area along river. We've indicated some areas for residential. Don will calculate number of acres and how many possible units.

Woodlands, etc. will be preserved if at all possible; to preserve the integrity of the township. No plan to add commercial areas.

Rodney will put together a complete Zoning Ordinance draft. A joint meeting with the Board, Planning Commission and Zoning Board of Appeals will be scheduled for Wednesday, May 9, beginning at 7:00 p.m., to discuss updates to the Plan and the Ordinance.

Girbach moved for adjournment, Leinbach support; meeting adjourned, 8:50 p.m. Next regular meeting is May 16, 7:30 pm. A work session is scheduled for Thursday, April 26, 7:30 p.m. at the Township hall.
